2017 Island Sales and Activity

According to NNEREN there are currently 8 residential island properties listed. Six of these are carryovers from last year. There were no island sales in the first quarter but once ice out is declared I am sure we will see more inventory hitting the market and if the islands are anything like the mainland there should be another robust year of sales.
2016 Island Sales and Activity

NNEREN on December 31, shows residential island sales for the last quarter to total 12 closed, bringing the total island sales for the year to 36, 15 more than in 2015. At the end of the season there were only 5 island properties which did not sell. Island properties were selling quickly and for the most part very near to asking price.
With the amount of island sales this year, the inventory level is depleted and if this trend continues into next summer we should see faster sales and hopefully an increase in sale prices.

According to NNEREN on December 31, there are currently 15 island residential properties still listed. One is under contract and none are pending.
NNEREN shows residential island sales for fourth quarter at 7, two more than the same quarter last year and bringing the total island sales for the year to 21, which was the same for 2013 and 2014.
The highest price sale for the year occurred in the last quarter with 172&176 Cow Island selling on November 20 at 1,500,000, below its asking price of $2,125,000 after 119 days on the market and 51 days under contract. The most economical sale was at 878 Rattlesnake which sold at $272,000. This property has spent a long time going on and off the market over the last few years.

According to NNEREN on September 30, there are currently 28 island residential properties on the market. There is 1 under contract and one pending. The highest priced property on Cow Island, which is actually two lots, 172 and 176, is the pending property. It will be interesting to see what this fine property closes at.
NNEREN shows residential island sales for third quarter at 9, last year in the third quarter there were 8.
The most expensive residential island sale was 838 Rattlesnake which sold with only 5 days on the market at full asking price of $450,000.
So far in the year there have been a total of 14 residential island sales. In the last quarter of 2014 there were 5 residential island sales. If there are 5 sales in this year’s 4th quarter than the number of sales will match last year’s total of 19 for the year.

According to NNEREN, there are currently 35 island properties on the market. Three more than in the same time frame as last year. There are 3 under contract and none pending, last year 4 under contract and one pending. The highest priced property is on Cow Island, which is actually two lots, 172 and 176, listed at 2.5 million. All on 11.9 acres and with 925’ of frontage facing the Broads, there is a 4 bedroom home, boathouse and a garage. Most economical, also on Cow Island at 119, this property is listed at $239,000.
NNEREN shows residential island sales for this quarter at 4, all in the month of June, and the best deal being at 309 Cow which closed at $330,000. This property has 565’ of frontage and a 3 bedroom home with fantastic long views towards the Ossipee Mountains. Last year this same property was listed at $385,000 when the price was dropped this year it received multiple offers.

According to NNEREN, in the 1st quarter of this year there has been one island sale. Last year in the same quarter there were 2. The one sale for this quarter was 158 Rattlesnake which closed at $195,000. This property started on the market in July of 2013 at an asking price of $259,000.
NNEREN also shows residential islnd sales in the seccond quarter of 2014 with a total of 5. One in April, two in May and two in June.
2014 Island Sales and Activity

According to NNEREN, in the 4th quarter of this year there were five island sales. Last year in the same quarter there were also 5 island sales. The highest price sale for this quarter was 410 Bear Island which closed at $335,000, $40,000 less than its last asking price.
NNEREN also shows residential island sales for both 2013 and 2014 to be at the same number at 21. The average island sale price in 2013 was $291,836 and this year the average was $329,262, an increase of $37,426.
